Building Belonging: How Brand New Land is Redefining A Home's Value

For Brand New Land Group’s Alvina Teh, designing homes has never been just about buildings. It's about creating spaces where families grow, neighbours thrive, and communities are strengthened over generations.

In Singapore, conversations about property tend to revolve around familiar topics: Location, price per square foot, or investment potential. A home is often discussed as one of life's biggest financial decisions, its value measured by appreciation over time. But for Alvina Teh, however, those conversations only tell part of the story.

As Co-Founder and Managing Director of Brand New Land Group, a boutique property developer behind a growing portfolio of landed homes, Teh believes the true value of a home cannot be captured just by market performance. Instead, she sees it as the backdrop against which family life unfolds – a place where relationships are nurtured, memories are made, and communities grow. It is a philosophy that continues to shape the company's latest development, Solstice, a collection of four freehold terrace homes in the Chancery vicinity.

"Enriching lives, one home at a time" has long been Brand New Land's guiding philosophy, but for Teh, those words extend far beyond the people who eventually receive the keys.

"For homeowners, we design homes that foster a deeper and more lasting sense of peace, joy and belonging," she says. "We create spaces that transcend material luxury and touch homeowners by encouraging meaningful time spent together."

Just as importantly, she believes the process of creating a home should also enrich the lives of everyone involved in bringing it to life, from architects and consultants to builders and project teams. "We want everyone involved in the process to feel warmth and respect for who they are and the value they add... to feel a sense of belonging and pride in being part of something bigger."

That emphasis on people perhaps comes as little surprise. Growing up in a family of nine, Teh describes her childhood as an education in empathy, compromise, and acceptance. In a household that large, personalities inevitably clashed, but so too did opportunities to appreciate one another's differences.

"What that taught me is how to love people who are different from you," she reflects. "You learn respect. You learn tolerance. You learn to forgive."

Those experiences continue to influence how Brand New Land approaches residential design today. Rather than beginning with architectural finishes or premium fittings, the company starts with a different set of questions.

Where will conversations naturally happen? Will every member of the family feel included? How might the home adapt as the family grows? Where are the corners for reflection, as well as the spaces that bring everyone together? For Teh, a home exists not only for life's celebrations, but also for its more difficult moments.

"A home isn't just for life's highlight reel," she says. "It's where you go when life doesn't go according to plan. It's where family and friends rally around you, where you feel safe enough to fall apart... and where, somehow, you know in your heart that everything is going to be okay."

It is this deeply personal understanding of home that informs Brand New Land's broader philosophy. While craftsmanship, design, and quality remain fundamental, the company ultimately hopes the houses it builds become settings for lives well lived, rather than simply admired architecture.

"If someone asked me what I hope our homes ultimately achieve, it isn't that they're admired or that they look beautiful," says Teh. "It's that, decades from now, someone looks back and realises that many of their family's most meaningful moments were lived there."

Each Brand New Land project begins with an appreciation that every neighbourhood already possesses its own history, identity, and community. Rather than viewing development as an opportunity to reshape an area, Teh believes the responsibility lies in contributing thoughtfully to what already exists.

"Every neighbourhood is already home to families who have built lives, memories, and a sense of belonging there," she says. "As developers, we strive to approach each project with humility and respect for the community that already exists."

The question, she explains, is not simply what the company is building, but whether it will add lasting value to the neighbourhoods it becomes part of. "We ask ourselves if what we're creating will complement and add value to the neighbourhoods we're in."

That perspective feels particularly relevant at a time when ideas of luxury are also evolving. While quality craftsmanship remains a given, Teh believes many homeowners today are searching for something less tangible: More time with loved ones, greater peace of mind, and a stronger sense of belonging.

For Brand New Land, developments like Solstice are designed around those principles, balancing proximity to the city with the calm of an established residential enclave and creating spaces intended to encourage slower, more intentional living.

Ultimately, Teh hopes Brand New Land will be remembered for more than the houses it has built. "What matters to us most is doing our best with what we've been given," she says. "To know that we've kept our minds on good business and our hearts on those around us, in the best way we can as people."
