Swire Hotels ushers in a transformative new era as it unites its acclaimed House Collective properties under a single, globally resonant brand – Upper House.

Swire Hotels has unveiled Upper House, a bold reimagining of its luxury hospitality portfolio that brings together its celebrated House Collective properties under one unifying name. The announcement not only marks a pivotal evolution for the brand, but also introduces its next frontier, Upper House Residences, the group’s first foray into branded homes, launching in Bangkok in 2030.

This rebrand draws from the success of The Upper House Hong Kong, a flagship that has consistently ranked among the world’s top hotels and earned two MICHELIN Keys in the inaugural global selection. The brand’s signature blend of refined design, genuine warmth, and intuitive service now extends to its sister properties in Chengdu and Shanghai – each of which will also adopt the Upper House name – laying the foundation for an exciting new chapter of global growth.

At the heart of the new Upper House identity lies its enduring philosophy of being “Houses, not hotels.” Each property will continue to reflect the character and culture of its location, whether through architecture, interior design, or cuisine, crafted by world-renowned designers and guided by personalities who make every guest feel truly at home.

The rebrand also coincides with a period of global expansion. New Upper House openings are slated for Shenzhen (2027), Xi’an (2028), and Tokyo (2029), each shaped by some of the world’s most visionary architects. Shenzhen’s property, designed by Büro Ole Scheeren, will anchor the city’s dynamic bay area; Xi’an’s by Shigeru Ban will rise within the historic Small Wild Goose Pagoda zone; and Tokyo’s, envisioned by Snøhetta, will take its place amid the energy of Shibuya.

Capping this expansion is Upper House Residences Bangkok, designed by Foster + Partners. Located in one of the city’s most prestigious districts, the residences represent a new era for the brand, blending Swire Hotels’ hospitality expertise with luxury residential living. Owners can expect world-class amenities and intuitive service that embody Upper House’s ethos of elegance and individuality.
